How Much Notice Does a Landlord Have to Give a Tenant to Move out in Utah?

Utah’s laws do not standardize how much notice a landlord must give in order for a tenant to move out without cause. However, in most cases where a punitive cause is provided, a Utah landlord may evict their tenant 3 days after they are provided notice of their infraction. This includes in situations where rent is not paid on time, a lease term infraction has taken place, or the tenant commits an illegal act.
