In Mississippi, a landlord can end a tenancy without a specific reason if there is no written lease agreement or if a written lease has expired and isn’t being renewed, but they still must follow the state’s required written notice and legal eviction process. For a month‑to‑month or “no lease” situation, a landlord typically must give at least 30 days’ written notice to vacate before filing an eviction case. After the notice period expires, the landlord must go through the court eviction process and obtain a judgment/writ of possession to remove a tenant, they cannot lawfully lock you out or physically remove you on their own.
