Can a Lease Automatically Renew in Washington?

This question is about Washington Residential Lease Agreement

Yes, a lease can automatically renew in Washington. In fact, most rental agreements will automatically renew unless otherwise stated in the rental agreement.

Rental agreements will automatically renew for the term of the original lease unless otherwise specified. If either party wishes to discontinue the tenancy, they must notify the other at least 30 days before the expiration of the lease period (Wa Rev Code § 59.20.095).

In the case that a lease renews on a month-to-month basis, the tenancy can be terminated with 30-days’ written notice by either party (WA Rev Code § 59.04.020).
