In Maine, a purchaser may terminate a real estate contract if the seller delivers the required residential property disclosure statement after the purchaser makes an offer, by providing notice to cancel no later than 72 hours after receiving that disclosure (33 M.R.S. § 174). You can also get out of a real estate contract if contract contingencies such as inspection, financing, appraisal, or title are not satisfied or properly exercised by their deadlines, giving you a contractual right to terminate.
