In Utah, you can cancel a real estate contract if the agreement includes valid contingencies such as inspection, financing, appraisal, or title and those contingencies are not satisfied or are properly exercised within the deadlines specified in the contract, giving you a contractual right to terminate. You may also terminate if the seller materially breaches the contract, fails to disclose known property defects.
