Overall, Florida is a “landlord friendly” state because it does not limit how much a landlord can charge for rent. Florida generously caps late fees at the greater of $20 or 20% of the rental payment, and allows landlords to return all or part of a security deposit in a fairly lenient timeframe of 30 days.
