No, in Oregon a landlord generally cannot evict someone “for no reason” after the first year of occupancy. During the first year of a month‑to‑month tenancy or when a lease agreement expires within that first year, a landlord can terminate without cause by giving at least 30 days’ written notice. After a tenant has lived in the rental for more than one year, a landlord must have a legally valid reason (“landlord cause” or “just cause”) to end the tenancy and must give the required notice before beginning the eviction process. Landlords cannot lawfully remove a tenant without a court order.
