Yes, in Utah a landlord can end certain tenancies without stating a specific reason. For at-will tenants, the landlord must give at least 5 days’ written notice. For month-to-month tenants, at least 15 days’ written notice is required.
However, if a fixed-term lease agreement is still in effect, a landlord generally must have legal cause (such as nonpayment of rent or a lease violation) to evict before the lease ends. In all cases, the landlord must obtain a court order and cannot use self-help eviction methods.
