Yes, a lease can automatically renew in Utah. In fact, most leases will automatically renew unless the tenant or landlord gives notice (15-days’ written notice at least) before the end of the lease period.
Usually, this means that the lease will renew for the same duration as the original lease. If the lease states, it can renew on a month-to-month basis when the original period is over.
To terminate a lease with no end date, either party must give 15-days’ written notice (UCA §§ 78B-6-802). To end a month-to-month tenancy, the notice period is the same.
