The maximum length of a standard residential lease in New Hampshire is one (1) year. Verbal leases are valid for terms shorter than one year. All lease agreements for a duration of one year or longer must be in writing.
While verbal leases are valid, it is recommended that all leases be in writing. It is hard to prove the extent of an oral agreement, and any disagreement can quickly become a matter of the landlord’s word against the tenant’s.
