How many days’ notice is required to terminate a month-to-month lease in Utah?

In Utah, 15 days’ notice is required to terminate a month-to-month lease.  Either the landlord or the tenant may provide prior written notice at any point during the tenancy for any reason.  If the tenant has committed a lease violation, the required notice period will vary.
