
Yes, a contract to lease is binding in Arkansas. Both oral and written leases are legally binding, though it is recommended that written leases be signed by both parties in order to be enforceable.
Once the tenant and landlord sign a written lease, they are bound to comply with all of the provisions in the lease. The only exception occurs when there is an illegal provision that violates Arkansas state law (AR Code § 18-17-401) (2018)).
