Georgia is certainly a “landlord friendly” state owing to its lack of statutory limitations on all sorts of monetary matters, including how much can be charged for rent or as a late payment fee. Georgia also does not allow its tenants to take “alternative action” when their landlord does not make repairs. As such, landlords have more leverage over when and to what extent repairs are made.
