Is Utah a “Landlord Friendly” State?

Utah is only a little “landlord friendly.” While it does allow landlords to charge as much as they want for rent, fees, and security deposits, the state also requires landlords to regulate their business practices based upon an extensive list of fair housing laws. Utah does allow landlords to evict tenants in as few as 3 days for many common reasons, though, which is generally beneficial to a landlord’s interests.
