Median Rent by Year

More entities track median rents, most likely because it is easier to find the mid-point of a range than it is to find the true average of a set. The median rent is not equivalent to the price the average renter pays.

Average Rent per Square Foot by Year

The average apartment size changes as home construction trends shift, so the change in price per square foot doesn’t necessarily match the annual growth rate of the average rent.

  • In 2023, the average annual rent per square foot increased by an estimated 5.42%; the average monthly rent, meanwhile, increased 7.95%.

Housing and amenities have changed so much over decades that it makes gauging rental inflation difficult. Ratios of rent-to-income (RTI), however, indicates rent prices are rising at a faster rate than renter incomes.

The U.S. Department of Housing and Urban Development (HUD) defines the Fair Market Rent (FMR). Categorized by the number of bedrooms, the FMR is the 40th percentile of actual rent prices (meaning it is lower than the true average rent).

  • In 2025, the nationwide 2BR FMR increases by $1.00 (0.06%); the 1BR FMR increases 0.22%.
  • For an efficiency apartment, the nationwide 2025 FMR is $1,286.
  • 2025 FMR for 3BR and 4BR apartments are $2,161 and $2,492, respectively.
  • From 2023 to 2024, the 2BR FMR increased 12.4%.
  • For a 1BR in 2024, the fair market rent is $1,390.

Southern states historically have the lowest rental rates. Alaska and Hawaii have had the highest rates since they became states in the mid-20th Century.
